Repair territory, replace territory
Not every symptom is terminal. Sorting them into two piles is the fastest way to know what conversation you're about to have.
- A pilot that won't stay lit on an otherwise healthy unit
- A single failed heating element or thermostat
- Water too hot or not hot enough, with no other symptoms
- A dripping temperature and pressure relief valve
- Weeping at a supply connection rather than the tank body
- A spent anode rod on a heater still in its early years
- Rusty or discolored water from the hot side only
- Moisture, rust streaks or corrosion at the base of the tank
- Rumbling and popping that flushing no longer quiets
- Hot water running out much faster than it used to
- The same component failing repeatedly
- A unit past the top of its expected service range
The one that decides it more often than any other is rust in the hot water. If only the hot side is discolored, the lining is losing and the steel tank is corroding from the inside. There is no repair for that — the tank is the appliance.
Why hard water matters so much here
Ventura County water runs hard, and a water heater is the place where hardness does the most damage. Heating drives dissolved calcium and magnesium out of solution. In a tank they settle to the bottom as sediment; in a tankless unit they bake onto the heat exchanger.
Either way, the result is a mineral layer between the heat source and the water. The burner or element has to work through that layer, so cycles run longer, the steel above the sediment runs hotter than it was designed to, and the popping you hear is water flashing to steam underneath the deposit. That's why a heater here can reach the end of its life several years before the general service ranges would suggest.

How long they last, as a general range
These are industry service-life ranges for the product category, not a prediction about your unit and not a promise from anyone. A conventional storage tank is generally cited at roughly 8 to 12 years. Tankless units are generally cited at 15 to 20 when they're descaled on a regular schedule. Hard water, high incoming pressure, an unreplaced anode rod and heavy daily demand all pull those numbers down; soft water and routine maintenance push them up.
The data plate on the side of the unit carries a serial number that encodes its manufacture date, usually with the year and week in the first four characters. If you're wondering whether to repair a heater, look there first — the age often answers the question before anyone diagnoses anything.
Tank versus tankless, without the pitch
Neither is better. They're different trades, and which one fits depends on the house and the household.
Tank. Lower up-front cost, simplest to swap when you're replacing like for like, and mechanically straightforward. You get a fixed reservoir of hot water and then a recovery period while it reheats. It occupies real floor space, it stands full of water the whole time, and it loses a little heat continuously just by existing.
Tankless. Heats on demand, so hot water is continuous and the footprint is a wall-mounted box. The trade is at installation: gas models generally need a larger gas supply and different venting than the tank they replace, and electric models need substantial electrical capacity. Those requirements — not the appliance price — are usually what makes a conversion expensive.
Maintenance. Tanks want periodic flushing and an anode rod checked over their life. Tankless units want descaling, and in hard water that's an annual item rather than an optional one. A tankless unit that never gets descaled in Ventura County will not reach the service life it was sold on.
Rough guide: if you're staying put a long time, have the gas and venting capacity, and run out of hot water regularly, tankless makes sense. If you're replacing a failed unit in a house you may sell, or the gas supply won't support a conversion without significant work, a tank is the sensible answer.
Sizing: the part people get wrong
For a tank, capacity is about simultaneous demand more than total household use — a shower running while the dishwasher fills is the real test. Household size, number of bathrooms and whether people shower at the same time drive the number far more than square footage does.
For tankless, the number that matters isn't gallons stored but flow rate at a given temperature rise: how many gallons a minute it can lift from incoming temperature to the temperature you want. Coastal incoming water is milder than inland winter supply, and that affects the sizing.
Undersizing is a daily irritation — someone always gets the cold end. Oversizing costs more to buy and, on a tank, more to keep hot for years. Size to how the household actually uses hot water, not to the worst day imaginable.
Have this ready before you call anyone
- Where it is and how you get to it. Garage, closet, exterior alcove, attic or platform — and whether a replacement could physically be carried in and out that way.
- Gas or electric. And if gas, whether it's naturally vented up a flue or power vented through a wall.
- Capacity and age. Both are printed on the data plate, along with the serial number that gives the manufacture date.
- What it's actually doing. No hot water, not enough, discolored, noisy, leaking — and when it started. Photos of the unit and its connections help more than a description.
- What changed at home. More people, a new bathroom, a soaking tub added. If demand grew, the old capacity may have been right once and wrong now.
Water pooling at the base of a tank is not a wait-and-see situation. Shut the cold water supply to the heater — there's a valve on the cold inlet at the top — or the main shutoff if you can't isolate it there.
On a gas unit, turn the gas control to off, or close the gas shutoff valve on the supply line to the heater. On an electric unit, switch off its breaker at the panel. Doing this keeps the heater from firing on an emptying tank.
If you smell gas at any point, don't operate switches or valves — leave the building and call the gas utility from outside. That takes priority over everything else on this page.
